2. Get Down Payment Assistance Education: Understanding programs like the WISH matching grant program, MyHome Assistance Program, and others is crucial for first-time homebuyers or buyers in general.
WISH Program for First-Time Homebuyers In 2024, the WISH Program offers eligible low- to moderate-income households 4-to-1 matching grants of up to $30,806, which is the Federal Housing Finance Agency's annual maximum subsidy limit. WISH Program funds can be applied to downpayment and closing costs for the purchase of a home. WISH matching grants help families and individuals move from renting to owning and can complement or supplement many local, state, and federal homeownership programs and initiatives.
The MyHome Assistance Program is a housing assistance initiative aimed at helping first-time homebuyers in California. Administered by the California Housing Finance Agency (CalHFA), the program provides a deferred-payment junior loan of up to 3.5% of the purchase price or appraised value, whichever is less, to assist with down payment and/or closing costs. This junior loan is combined with a CalHFA first mortgage loan. The MyHome Assistance Program offers flexible eligibility criteria and is available to low to moderate-income individuals or families purchasing a home in California. The program aims to increase homeownership opportunities by reducing the financial barriers associated with purchasing a home, ultimately promoting stability and wealth-building for first-time buyers.
The Pathway to Homeownership Closing Cost Assistance Grant Program helps first-time homebuyers who are members of an "Underserved Community*" bridge the affordability gap by providing them with up to $10,000 in closing cost assistance. Each grant is provided to low-to-moderate income (120% AMI and below) first-time homebuyers who utilize the services of a CA REALTOR®.
